Renting mid-term in Bergamo, clearly explained.

What it is, who rents, what it earns, which contract you need and how it compares with a 4+4 lease and short stays. From people who do it every day since 2016.

01

What a mid-term rental is

Renting a furnished home for 1 to 18 months to people who are in town for a temporary reason: a work assignment, a course of study, a relocation, a home under renovation.

It sits between the 4+4 lease, which ties the property up for years, and short tourist stays, which change guests every few days. The rent usually includes bills, internet and furniture.

02

Who rents in Bergamo

Our homes are mostly lived in by professionals on assignment, healthcare staff (Papa Giovanni XXIII is one of Lombardy's largest hospitals), students and researchers, employees housed by companies and families waiting for their next home.

Before every contract we check identity, references and income, or the company that pays.

03

What it earns

In the homes we manage, a one-bedroom flat in Bergamo city rents mid-term for between €1,000 and €1,300 per month (half of the rents, across 41 homes), bills and internet included.

These are all-inclusive rents: what the owner keeps depends on the property's costs and the management fee. All the figures, type by type, are in the rent observatory.

04

The contract: transitional and registered

You use the transitional contract set out in article 5 of Law 431 of 1998: it lasts 1 to 18 months and states the guest's temporary need, with documents proving it. Terms follow the law and the municipality's local agreement.

The contract must be registered with the Revenue Agency within 30 days of signing. On rental income you can choose the flat-rate 'cedolare secca' instead of standard income tax: rate and convenience depend on your situation, check them with your accountant.

With La Moderna we prepare the contract, have it signed digitally and register it for you.

05

What about short stays?

Under 30 days it is a short-term rental: you need the national identification code (CIN), guest reporting to the police and, where applicable, the tourist tax. It pays well in some areas and seasons, but needs cleaning and check-in at every change.

We also manage short stays through our Short-Term division: if you're not sure which suits you, we'll tell you in the valuation.

06

What you need to start

A home in good condition in a well-connected area: city centre, hospital, university, business districts. If it isn't furnished, our Design division prepares it, with furniture built to last.

Then you need professional photos, listings on the portals, quick replies, viewings, contracts and on-time payments: that's the work we do, with a report every month.

07

What management costs

It depends on the property and the services. The valuation is free and with no commitment: after the visit you receive a written offer with the fee and services included, no hidden costs.

By La Moderna Servizi, rental management in Bergamo since 2016. It does not replace your accountant's advice.

Questions

What owners ask.

01How long does a mid-term contract last?

From 1 to 18 months. It uses the transitional contract (article 5 of Law 431/1998), which must be registered with the Revenue Agency within 30 days of signing.

02Will my flat be tied up for years?

No. Each contract with a guest lasts 18 months at most: at the end the property is free again. When and how you get it back is written in the management agreement.

03Do I need to furnish the home?

Yes, mid-term rentals are for furnished homes. If yours is empty or needs updating, our Design division prepares it.

04Who chooses the guests?

We do: we check identity, references and income, or the paying company, before every contract.

05Mid-term or short stays?

It depends on the area, the home and how involved you want to be. Short stays can earn more at some times but take more work; mid-term gives steadier income. We'll tell you in the free valuation.
